Frequently asked questions


How many guests can the venue accommodate?


The Oaks can comfortably host up to 375 guests.

What is the deposit and payment schedule?

 •    Collection Deposit: 50% of your total collection (including any add-ons) is due at contract signing. We accept cash, check, Venmo, or Debit/Credit Card (fees apply)
•    Damage Deposit: A separate $500 check (payable to Beard Investments, LLC and post-dated for your event date) is required. This is fully refundable after your event, provided no damages or issues occur. 
•    Final Payment: All remaining balances must be paid in full at least 60 days prior to your event date, including the security officer fee (if alcohol is being served).

Are there getting-ready spaces available?

Yes! We offer a beautifully appointed Bridal Suite and a comfortable Groom’s Room for your wedding party.

What is the alcohol policy?


  •    Alcohol service is limited to 4 consecutive hours (beer, wine, and signature drinks only).
•    All bar services must end by 11:00 PM — no exceptions.
•    Alcohol must be provided and served by one of The Oaks’ exclusive bar service vendors.
•    No outside alcohol is permitted on the premises. Violation will result in forfeiture of your security deposit.
•    A security officer is required for events serving alcohol. Payment must be made to the Anderson County Sheriff’s Office at least 60 days prior to your event.

Do we have to use specific vendors?

Yes, The Oaks requires the use of vendors from our Preferred Vendors List for:
    •    Wedding Planner/Day-of Coordinator
    •    Catering
    •    Bar Services
All other vendors must be pre-approved by The Oaks.

Are there curfews or décor restrictions?


•    All guests, vendors, and cleanup must be completed by midnight. No vehicles may be left overnight.
To preserve the beauty of the property:
    ◦    No nails, tacks, staples, or anything that may damage surfaces
    ◦    No non-biodegradable materials on lawns or gardens (including silk flowers outdoors)
    ◦    No mulch (even labeled biodegradable), gravel, or sand
    ◦    No glitter, confetti, streamers, or poppers

Is event insurance required?

Yes. A Special Event Insurance Policy with a minimum of $1 million in coverage is required. The policy must list Beard Investments, LLC and The Oaks as additional insured.

Is parking available for guests?

Yes! We offer ample on-site parking in our grass field.

Are there nearby accommodations for guests?

Yes, several convenient hotel options are located nearby in Anderson, SC:
    •    Hilton Garden Inn
    •    Fairfield Inn

    •    Comfort Suites


Is a wedding planner required?

Yes. The Oaks requires a Wedding Planner or Day-of Coordinator from our Preferred Vendors List.
Your coordinator must:
    •    Be onsite for the entire event day
    •    Arrive first to manage vendor check-in
    •    Remain onsite (or provide an approved replacement if necessary)
    •    Stay through the end of the event to ensure all vendors and guests have exited
    •    Be present for any additional hours purchased (including the day before, if applicable)

Are there any additional requirements?

Yes, the following must be submitted:
• 60 days prior: Completed Vendor List, Catering Agreement, and Alcohol List
• 30 days prior: Finalized event timeline (provided by your planner/coordinator)
